Vastora Journal / London / Property care
One property. Several jobs. A clearer plan.
Whether you are moving home, preparing a tenancy or refreshing business premises, choosing the right service is only the start. The scope, access arrangements and order of work matter too.
This guide brings cleaning, locksmith work, removals, flooring and decorating into one practical planning checklist for London properties.
Explore Vastora Group property services →Which property service do you need?
Begin with the result you want: a property ready for handover, reliable access, a completed move or refreshed interiors. Use the links below to explore the relevant service before requesting a quotation.
Cleaning
Choose between recurring upkeep, a detailed one-off clean or preparation for a move. Describe the condition and priority rooms.
London cleaning services →Locksmith work
Explain whether you cannot enter, cannot secure the door or want a planned replacement. These require different assessments.
Residential and commercial locksmiths →Removals
Prepare an inventory and details of both addresses. Include bulky items, stairs, lifts and access restrictions.
Home and office removals →Flooring
Share measurements, photographs and your preferred finish. Ask what preparation and removal of existing materials are included.
Flooring services →Painting and decorating
List the rooms and surfaces, their present condition and the finish you want. Include woodwork and ceilings where required.
Painting and decorating →Several jobs together
Send one complete brief, then ask which tasks can be coordinated and which need separate visits or assessments.
Plan a property project →Match the clean to the property
Regular cleaning or a deeper reset?
A recurring visit suits ongoing housekeeping. If there is accumulated residue or several neglected areas, describe them when requesting a one-off clean rather than assuming a routine visit will cover everything.
Moving out or preparing a handover
Agree a room-by-room checklist and the time the property will be empty. Specify ovens, fridges, carpets, cupboards and interior windows individually so your quotation makes clear what is included.
After refurbishment or at a workplace
For post-work cleaning, explain which trades are still on site and whether materials remain. For an office or managed building, share permitted working hours, occupied areas and who can provide access.
A clear cleaning checklist helps everyone assess the finished work. Do not treat a cleaning booking as a promise of a full tenancy-deposit return.
See the available options on our home and commercial cleaning page.
Separate urgent access from planned security work
A lockout needs a current attendance estimate. A planned change gives you more time to discuss compatible hardware, access arrangements and who needs keys.
When you enquire, describe the door, the fault and whether the property is occupied. Ask for an explanation of the proposed repair, the known charges and any additional work before agreeing to it.
For help preparing for a callout, read our guide to being locked out in London. For a planned job, use the locksmith service page.
Coordinate a move or property refresh
Ask the team to agree the sequence around your specific project. This is a planning outline, not a fixed schedule for every property:
- Confirm access and approvals. Identify the person who can authorise work, arrange keys and agree building access.
- Clear the working areas. Plan where furniture and belongings will go, and confirm any removals separately.
- Agree the trade sequence. Discuss decorating, flooring and protection of finished surfaces before booking dates.
- Allow time between tasks. Ask about drying, preparation and any return visits that affect the next service.
- Arrange the final clean and review. Check the agreed scope, record outstanding items and organise the handover.
Coordinating services can simplify communication, but confirm each task, appointment and price in writing. Bundling work does not automatically mean every job can happen on the same day.
What to include in your quotation request
- Location: full postcode, floor level, lift access, parking and loading restrictions.
- Property: approximate size, room count, current condition and whether it is occupied.
- Scope: the tasks required, photographs, measurements and any specific materials or finishes.
- Timing: preferred dates, key collection, handover deadlines and other work already booked.
- Priorities: what must be completed first and which items could be scheduled later.
Ask whether the price includes materials, equipment, transport, parking, disposal and any applicable taxes. Request confirmation of exclusions and how changes to the scope will be approved.
Property enquiries across London
Use our London coverage page to start an enquiry for Central, North, South, East or West London. Confirm the service and exact postcode rather than assuming every team has the same availability.
For locksmith-specific information, local guides include Kensington, West Hampstead, Clapham and Croydon. Cleaning and project enquiries should go through the relevant service page or contact form.
Planning your property services: FAQs
Can I request cleaning and other work together?
Yes. Describe the complete project in one enquiry. Ask the team to confirm which services can be coordinated, their individual scopes and the proposed order of visits.
Are appliances and carpets included in a cleaning quote?
Check your quotation. List each appliance, carpeted room and any other extras when enquiring so the agreed checklist is clear.
Can work take place while the property is occupied?
Explain who will be present and which rooms can be cleared. Suitability depends on the task, access and the space required; agree the arrangements before booking.
Do you offer same-day appointments?
Ask about current availability for your postcode and service. An urgent locksmith enquiry and a full property clean have different scheduling requirements.
How do I compare quotations fairly?
Compare the written scope, materials, exclusions, number of visits and total price. A lower headline price may cover fewer tasks or leave important extras unpriced.
What if the work changes after inspection?
Ask for a revised scope and price before additional work starts. Keep a written record of what has been agreed and any effect on the schedule.
